## From lot to completion.

Development covers the work between a buildable site and a finished property. Evaluation, permitting, land work, construction, and delivery. We work on residential and commercial projects across Nantucket and Cape Cod, with the same direct involvement on every site.

Most development decisions get locked in months before construction starts. Setbacks, soils, conservation, HDC outlook, septic, utilities, and grading all shape what a project will cost and how long it will take. We bring the local knowledge and the trade relationships to keep those decisions moving forward.

##  End-to-end oversight on every site. 

Every development project requires sequencing decisions that get made well in advance of construction. We bring the permitting, trades, and design relationships needed to keep a site on schedule from acquisition through delivery.

###    Lot Evaluation & Acquisition Support               

Before you buy, we walk the site with you. Soils, setbacks, utilities, conservation, HDC outlook, and the work that will be required to make it buildable. The answer is usually yes. Sometimes it is not, and you should know that before you close.

###    Spec & Investment Builds               

Ground-up construction for resale or rental. We build to a standard that holds value, with finish selections and a layout that reads correctly to a sophisticated buyer.

###    Permitting & Approvals               

Conservation Commission, Zoning Board of Appeals, Historic District Commission, septic, curb cuts, and the rest. Nantucket and Cape Cod permitting is a process measured in months. We coordinate it.

###    Land Development               

Site preparation, utilities, driveways, drainage, and the work that makes a site ready to build on. This phase often determines what the rest of the project will cost.

###    Construction Oversight               

On development projects where an owner is not running the day-to-day, we serve as the owner's representative through the build. One point of accountability, from break ground to certificate of occupancy.
